Ascott, OCIC join forces to manage Somerset Diamond Bay Garden Phnom Penh

Ascott, OCIC join forces to manage Somerset Diamond Bay Garden Phnom Penh

Overseas Cambodian Investment Corporation (OCIC Group) and Singapore’s Ascott Limited, a member of CapitaLand Investment on Tuesday signed an agreement for the management of the ‘Somerset Diamond Bay Garden Phnom Penh’ in Diamond Island, located at the intersection of all three rivers.

The agreement was signed by Serena Lim, Chief Growth Officer of The Ascott Limited and Dr Lim Lina, Vice Chairwoman of the OCIC Group followed by a press conference held at Canadia Tower in Phnom Penh.

Addressing the opening ceremony, Thierry Tea, Vice President of OCIC Group briefed the effort of Neak Oknha Dr. Pung Kheav Se, Chairman of OCIC and Canadia Bank, who started the initiative to develop infrastructures and urban projects aimed at supporting the growth of the Cambodian population as well as contributing to the Kingdom’s economy over the past three decades.

He appreciated the hard work of Lim Lychin, Director of OCIC Group and Mega Asset Management Co Ltd with the extensive support of Ang Enghuy, Chief Financial Officer of OCIC Group and Mega Asset Management Co Ltd and all of their teams, facilitating the opportunity to collaborate with new partners from Ascott for the first Somerset Residence in Koh Pich.

“Ascott and OCIC, we have a common goal to provide to our existing and new customers the best of what Koh Pich can offer which is the view of the three rivers – the Mekong, the Tonlé Sap and Bassac Rivers,” he said.

The OCIC Vice President said, “In terms of real estate, the most important factor is the location. Koh Pich is one of the best central locations in the capital, and it takes only five to seven minutes to drive from Koh Pich also known as Diamond Island to the Independence Monument.”

David Cumming, Ascott Regional General Manager of Vietnam, Cambodia & Myanmar, emphasised that they are thrilled to collaborate with OCIC and anticipate Somerset Diamond Bay Garden Phnom Penh to become a premier destination for both business and leisure travellers hence this new agreement expands Ascott’s presence in the Kingdom to six properties spanning more than 1,200 units.

“Somerset Diamond Bay Garden Phnom Penh offers a diverse range of accommodations, from studios to 3-bedroom units, catering to short-stay and long-stay demands in the fast-growing Southeast part of Phnom Penh. We hope that this ground-breaking collaboration will set a positive precedent for future endeavours between Ascott and OCIC,” he added.

Responding to the specific query by Khmer Times about the collaboration Thierry said that the country has shown its viability as a real estate investment market and as a dynamic economy with a sustained average GDP growth of six percent over the last decade. As a legacy developer, OCIC is incorporating some touch of innovation through key partnerships such as Ascott with the Somerset brand to get closer to global standards.

The event saw the presence of Andrew Tay, President of the Singapore Chamber of Commerce, Anthony Galliano representing AmCham, and Ann Thida, Director of PropNex Cambodia along with honourable guests from related businesses and media, a total of nearly 50 attendees.

Based on OCIC, Somerset Diamond Bay Garden Phnom Penh is part of Diamond Bay Garden, an upcoming 37-floor high-rise residential development that overlooks the Mekong River which is the property developed by OCIC and received the Award for Best Waterfront Condominium Asia-Pacific by PropertyGuru last year.

Located on ten of the higher floors, Somerset Diamond Bay Garden is a strategic addition to Ascott, with the Somerset brand being the second largest in the hospitality company’s global portfolio and this alliance reinforces the commitment of both Ascott and OCIC to improve the quality of hospitality services and lifestyle in Koh Pich, which is quickly becoming a growing Central Business District (CBD) of Phnom Penh.

When the Clinical Signs of Pregnancy Occur

When the Clinical Signs of Pregnancy Occur

A clinical pregnancy is a pregnancy that is confirmed by both high levels of hCG (the pregnancy hormone) and ultrasound confirmation of a gestational sac or heartbeat (fetal pole).

Detecting a fetal heartbeat with a handheld Doppler or a fetoscope also clinically confirms a pregnancy.

Sometimes, a pregnancy ends in miscarriage before ultrasound confirmation can take place. This may be referred to as a chemical pregnancy.

Understanding the definitions and difference between a chemical pregnancy, a clinical pregnancy, and pregnancy symptoms can be confusing. Let\'s explore each, one by one.

Health Ministry finds 14 cases of Mpox in young men

Health Ministry finds 14 cases of Mpox in young men

The Ministry of Health has identified 14 cases of Mpox disease in young men under 40.The Ministry has said that it will continue preventive measures to curb the spread of the disease into the community. On Wednesday, the Ministry of Health announced it had discovered two new cases of Mpox, formerly known as “monkeypox”. Both patients are now undergoing treatment at hospitals in Phnom Penh.

In just the past month, there has been a leap from zero to 14 cases of Mpox among young men between the ages of 20 and 39, most of whom are living in Phnom Penh, the Ministry said.

It added that the Mpox virus is transmitted from person to person through all forms of sexual contact and direct contact with wounds, body fluids, saliva, airborne droplets and utensils contaminated with the virus, including clothing. Mattresses, towels, spoons, plates and glasses of water may transmit the virus as well.

The virus is also transmitted from mother to child through the umbilical cord, during or after childbirth, and through direct contact with a pregnant woman or relative who has been infected, the ministry said.

The ministry is advising the public to take care of their personal and family hygiene, especially to practice safe sex by using condoms each time they have sex, and to avoid having multiple sex partners.

The ministry is calling on people to avoid direct contact with persons infected with Mpox. It is advising anyone who has contact with Mpox victims immediately to wash their hands with water, soap, sterile gel or alcohol.

Individuals who suspect or confirm a case of Mpox should be isolated in quarantine until the scabs are gone and the tests show negative results for the Mpox virus. The Ministry notes that persons who provide patient care for infected victims must take appropriate protective measures.

The ministry added that Mpox can be identified from rashes with blisters on the face, palms, feet, body, eyes, mouth or genitals. Victims also suffer fever, swollen lymph nodes, headaches, muscle aches, low back pain and fatigue.

Whether a sick person has direct contact or no history of contact with Mpox victims, they are advised to consult a health centre or hospital for a check-up or test for the virus and to receive expert advice and treatment.

Koy Vanny, spokesman for the Ministry of Health, said yesterday that the two patients infected with Mpox were under care and treatment by doctors.

“As of now, no case is serious or fatal. We must leave them alone until they recover. But we cannot confirm the location of any patient in the capital or province, or reveal where we are providing treatment to maintain their privacy.”

He said that as of Sunday afternoon, there have been no deaths from Mpox in Cambodia.

He said that compared to neighbouring countries or other countries, Cambodia has very few cases of Mpox because the Ministry has taken specific measures to prevent it, especially in cooperation with infected patients to isolate them from the community.

Vanny added that persons who suspect an infection should visit a hospital and receive confidential testing. The disease can be cared for and treated without permanent after effects, and usually disappears after two or three weeks.

Dr Quach Mengly, a well-known public health physician, has said that vaccinations are available for monkeypox, so if the disease spreads further, the Ministry may announce a public vaccination programme to prevent further outbreaks.

Covid-19

Covid-19

Coronavirus disease (COVID-19) is an infectious disease caused by the SARS-CoV-2 virus. Most people infected with the virus will experience mild to moderate respiratory illness and recover without requiring special treatment. However, some will become seriously ill and require medical attention. Older people and those with underlying medical conditions like cardiovascular disease, diabetes, chronic respiratory disease, or cancer are more likely to develop serious illness. Anyone can get sick with COVID-19 and become seriously ill or die at any age.

The best way to prevent and slow down transmission is to be well informed about the disease and how the virus spreads. Protect yourself and others from infection by staying at least 1 metre apart from others, wearing a properly fitted mask, and washing your hands or using an alcohol-based rub frequently. Get vaccinated when it’s your turn and follow local guidance.

The virus can spread from an infected person’s mouth or nose in small liquid particles when they cough, sneeze, speak, sing or breathe. These particles range from larger respiratory droplets to smaller aerosols. It is important to practice respiratory etiquette, for example by coughing into a flexed elbow, and to stay home and self-isolate until you recover if you feel unwell.
